    My 10 step process on how I maximize the sales price of a home.

    Step 1 – Preparing your home to impress buyers.

    Before I list any home, I spend a lot of time with my clients preparing their home to look like a model.  This includes decluttering kitchens, bathrooms, bedrooms and living areas.  Strategically arranging furniture to make rooms look bigger.  In addition we thoroughly go through the house and talk about  spending a little bit of money on cosmetic repairs that will drastically increase sales price.  For example spending $75 to remulch the flower beds to increase curb appeal.  The newer your home looks the higher the sales price.

    Step 2 – Interior, exterior and aerial professional photos

    Buyers look for properties online and professional photos with aerial shots will make your property stand out.  I use a professional real estate photographer who has over 10 years of experience to take pictures on all my listings.  The photos show the true elegance of the home and gets buyers excited to view the property.

    Step 3 – Extensive online marketing

    Now that we have our professional photo’s it’s time to show the world your house is for sale.  Each one of my listings gets advertised on over 500 websites including Zillow, Truila and Realtor.com.  In addition, I do extensive social media advertising including Facebook, Twitter and Instagram.  Our goal is to create a bidding war with buyers fighting over purchasing your home.  In order to do this we need to get your home seen by as many buyers as possible.  Marketing the property online is the way to go.

    Step 4 – Advertising the home on social media

    In today’s high tech world social media is incredibly important.  People spend a lot of time on Facebook, Instagram and Twitter.  We spend a lot of money advertising our client’s properties on these platforms and it works very well.

    Step 5 – New listing post card to everybody in the neighborhood

    For each listing we send out postcards to everybody in the surrounding area letting them know we have a home for sale.  Often people from the neighborhood will know somebody looking to move into the community.  Or somebody in the neighborhood may be looking for a bigger or smaller home.  It’s extremely important to market towards the local neighborhoods.  This will bring buyers through the front door.

    Step 6 – Open houses and networking with other realtors

    Open houses are still a great way to get buyers to view your home.  I do multiple open houses for each one of my listings.  The more buyers viewing your home the higher chance of creating a bidding war.  In addition getting the word out to local realtors is extremely important when listing a new home.  Over the past 12 years I have built relationships with just about every realtor in the area.  When listing a new home, I always do a brokers open house to showcase the home to all the local realtors in the area.  When they work with their buyers the property will be fresh in their minds.

    Step 7 – How I show the home to get buyers interested

    When buyers come to the house I use a special strategy to get them hooked on the property.  The first thing I do with buyers entering the home is take them to the “best room” in the house.  Once the buyer is hooked on the best room they are less likely to make a big deal about imperfections in other areas of the home.

    Step 8 – Aggressively negotiating the highest price possible for my seller

    Negotiating is a very important part of maximizing the sales price of a home.  When I negotiate on behalf of my client, I am tough and push to get the highest price possible without losing the deal.

    Step 9 – Following up during the closing process

    Once the property goes under contract the work does not stop.  There are many aspects I follow up with to make sure the closing happens ontime.  Below are a few examples

    • Inspection process- Making sure the inspection is done within the allotted time by the contract.
    • Loan-  If the buyer is getting a loan it’s extremely important to follow up with the loan officer and make sure everything is going smoothly.
    • HOA-  Most HOA communities require the buyer to submit application and approval before the closing date.  It’s very important this is done well before the closing date so it does not delay the closing.

     

    Step 10 – Closing day

    Closing day is an extremely important day you want to go smoothly.  On closing day, I attend the buyers final walk through and answer any questions that might come up.  In addition I am in constant contact with the title company to make sure everything is going smooth on their end.  There are always last minute questions that pop up.  I am always around to answer these questions and make sure the closing goes smoothly.  Most importantly my job is not done until I have confirmed the seller has received their proceeds in their bank account.

    Examples of how I go above and beyond for my clients.

    Recently I had an out of town buyer purchase an oceanfront condo.  He planned on fully renovating the condo and putting in new impact windows.  On his behalf I set up appointments with three general contractors and three window contractors.  I also spent all day attending the appointments and helping my client ask all the right questions.  Once we got the quotes back I helped him negotiate a deal that fit his budget and needs.  I truly care about my clients and always want them to get the best deal and service.

    I had a buyer who was interested in a townhome near the ocean.  I showed the property to him at 10am.  After the showing he told me he would think about it.  At 2pm he called me asking to see it again and this time he was going to bring his mom.  I drove to the property and showed him the home again.  After the showing he said he would think about it.  Then he called me up at 7:30pm that night asking to see the property again and this time he was bringing his girlfriend.  I dropped everything I was doing and drove the 30 minutes to show him the property again.  I am always available to my clients and will go the extra mile and provide exceptional service.
