How I Helped Six Siblings, With No Money, Increase The Sale Price Of Their Home By $200,000

True Story in 2024

6822 Mitchell St, Jupiter, Florida 33458

In 2025, I received a call from Jupiter probate attorney Aldo Beltrano who said,

“Tim, I have a difficult situation, and I think you’re the right person to help.”

Six siblings, ranging in age from 10 to 24, had recently lost both of their parents and inherited the family home.

The house had been vacant for some time and was in very poor condition. There was no electricity, the air conditioning wasn’t working, and the property needed extensive repairs before it could realistically bring top dollar.

After walking through the home, I explained that if they sold it exactly as it was(check out the video above), it would probably bring around $350,000.

However, I also believed that with the right repairs and updates, the home could sell for approximately $550,000.

The problem was that the family didn’t have the money to make those improvements. They lived outside the area and no one was in a position to manage or pay for a major renovation.

That evening, I couldn’t stop thinking about the six siblings.

I knew that every day the home sat without electricity and air conditioning increased the risk of mold and additional damage. If that happened, the home could lose even more value.

The next morning, I called them with an idea.

I said,

“If you’re comfortable with it, I’ll coordinate the entire renovation from start to finish. Through our renovation program, we’ll pay the costs upfront, supervise all of the work, and simply be reimbursed when the home sells. You won’t have to come up with the money today.”

They immediately felt a huge sense of relief.

Over the following weeks, I coordinated every part of the project.

We restored the electricity, repaired the air conditioning, cleaned out the home, repaired drywall, installed new flooring, painted the interior, improved the landscaping, and removed years of accumulated debris.

By the time everything was complete—including utility bills, cleanup, landscaping, and renovations—approximately $26,000 had been invested into preparing the home for sale.

The results exceeded everyone’s expectations.

The property sold quickly for $550,000, allowing the family to receive approximately $200,000 more than they likely would have by selling the home as-is.

Why I Share This Story

This isn’t really a story about renovating a house.

It’s a story about helping people understand their options and finding solutions.

Many homeowners don’t realize they have options when it comes to selling their house. Sometimes selling as-is is absolutely the right decision. Other times, a few carefully chosen improvements can put tens of thousands of additional dollars in a seller’s pocket.

My job isn’t to push one option over another.

My job is to explain every option, help you understand the numbers, and recommend the approach that’s best for you.

Whether you decide to accept a cash offer, sell your home as-is, or make strategic improvements before listing, I’ll help you make the decision that’s right for your situation—not mine.

How the Process Works

  1. Schedule your free consultation.
